Selling your home?
You will work with our team leader and listing specialist, Nikki Miller to ensure that your home is ready to sell at top dollar. She will bring you through our customized marketing plan and keep you updated every step of the way. Nikki is a top producing agent in the Bay Area which means that she will ensure that you sell your home quickly for top dollar. Once a buyer has decided that they would like to purchase your home and submit an offer, Nikki will present the offer(s) to you breaking down the strengths and weaknesses of each offer. Once an offer is accepted – she will be your eyes and ears for everything during the transaction ensuring that you understand and are comfortable with everything happening during the selling process.
During a Real Estate transaction, we always recommend getting your home inspected – whether you are buying or selling a home. We always recommend at minimum the following three inspections: Home, Termite and Roof. The Holy Grail of inspections. These three inspections give the most holistic overview of the home’s condition and also identify if there are any issues that require a specialist inspector’s attention.
We work with amazing inspectors in each of these categories on a daily basis and have a strong relationship with each of them. Their job is to ensure the home is safe and up to standards.
As a home buyer, we highly suggest you preform at least the Holy Grail (Home, Pest, Roof) to ensure that the home you are looking to purchase is ready for move-in and won’t break the bank in repairs or replacements. You will have just bought a home after all.
Selling your home? Pre-Inspections are the way to go.
If you are selling your home, we highly recommend our clients complete pre-inspections before putting their home on the market. That way when your home is live and ready to be sold, you will already know what the buyer inspections will find and be prepared to handle those findings accordingly.
We work with some of the best lenders around – no, we’re not exaggerating. A lender is someone who will provide you with finacing for your home. Our preferred lenders take the time to truly explain the process to you and dig into your financial needs and lifestyle. The agent you work with within the company will help you find the best financing solution for you. They will work with you on which loan to acquire when purchasing a home, help you find the lowest interest rate and make sure that you are comfortable with your monthly payment. On the loan side of a transaction – there are important timelines that need to be met and the loan agents we work closely with ensure these timelines are met and exceeded.
A title company ensures that the ‘title’ of the property is free and clear of liens and available to be transferred by the appropriate parties. It is also the neutral third party between the buyer, seller and lender that manages the actual transfer of the sale and funds.
Within the title company you will be working with an Escrow Officer. The Escrow Officer manages the transaction on behalf of the title company. They’ll ensure money is delivered by the buyer and lender for the purchase and ultimately delivered to the Seller upon close of escrow. They’ll arrange for signing by both parties and ensure timelines are running smoothly.
